Like in most parts of Dubai, rents have increased over the last few years, but they are still quite reasonable. The area is particularly dense close to the Mall of the Emirates, so it is quite noisy as well. As you move further back it becomes less dense and more relaxed.
Most of the apartment blocks are close to the Mall of the Emirates, as well as running parallel to Sheik Zayed road. There are townhouses and some villas on the other side, as well as other apartment blocks as well. Villas rentals would AED 200,000 plus a year. It pays to shops around.

It does get very busy during commuting times though so be warned. Recently a new project was announced to improve the access around the Mall of the Emirates which is a major reason for all the traffic in Al Barsha 1. Hopefully, it will improve the situation.

While Dubai is more known for driving, Al Barsha 1’s relatively flat terrain makes it easy for walking or cycling. Groceries
One of the big plusses of living in Al Barsha 1 is access to two hypermarkets and scores of smaller grocery shops that all deliver all over the area.
First off we have Carrefour which is located inside the Mall Of The Emirates, which is huge. You can buy anything you can think of when it comes to food, and they also have other goods such as electronics, household goods and much more,
Then there is Lulus, which has an even larger shop just down the road from the mall. This shop, which is over three floors, also has a huge range of groceries, clothes, electronic goods, and more, along with a range of other smaller shops and restaurants.
Dining
There are many different dining options in the Mall of the Emirates itself, and you can check them out yourself. However, there are many other choices around the area as well.
I highly recommend just wandering around the streets of the area and checking out the specialist restaurants. There are some amazing food places with products from all over the world.
